Terms and Conditions



All dogs boarded with us must be fully vaccinated, and their current vaccination cards must be brought in with them. The vaccination cards will remain in our possession throughout their stay and will be returned at the end of their holiday with us. Failure to provide a valid vaccination certificate for each dog will unfortunately prevent us from accepting them. This certificate must show a booster vaccination has been given within the last 12 months and that it is part of an ongoing course of annual vaccinations. The vaccinations required must safeguard against Distemper, Parvovirus, Hepatitis, Leptospirosis, Parainfluenza and Kennel Cough.


As the Kennel Cough vaccine is not usually given as part of your dog’s annual booster routine you will have to check with your vet and have this done at least 10 days prior to arrival at the kennels. If you are in any doubt, Kennel Cough vaccines can be identified on your vaccination card as ‘Intrac’ or have the initials 'KC' listed next to the brand, e.g. ‘Nobivac KC’.


We cannot accept a dog into the kennels if it has this condition, but as incubation can exceed 10 days it may not be detectable prior to arrival. The owner therefore accepts that this hazard exists, especially at busy times. In this instance your booking may be cancelled but you will remain liable for the boarding fees in full.


Kennel cough disclaimer

Kennel Cough is the umbrella term for a collection of common and highly contagious respiratory diseases found in dogs. Even in well kept clean environments this illness can occur. Due to the name many owners unfortunately believe this is solely an illness caused by a kennel environment, however this is not the case. Kennel cough can occur in any environment where dogs are exercised together, e.g. puppy class, dog walking, agility class, etc.


It is impossible to fully safeguard against Kennel Cough. The virus can incubate for up to 2 weeks, meaning that dogs who appear healthy may in fact be carrying one of the viruses that can cause a problem. We understand that the vaccine cannot fully protect your dog but we do require all dogs to be vaccinated to minimise any potential risk.


In the event of Kennel Cough occurring, all owners will be informed to allow for alternative arrangements to be made if required. We are unable to accept any liability for any costs incurred as a result of this illness.


Medical Record

If an animal has any existing medical condition, we must be notified at the time of booking. We reserve the right to refuse to board any dog that is clearly unwell, or that we consider could be dangerous to our staff.



In the unlikely event your dog becomes unwell during their stay with us we will arrange to have it treated at our designated veterinary surgery which is Lamond Vets in Livingston.


The owner accepts that a veterinary surgeon will be called if we think it necessary and any resulting fees will be payable by the owner at time of collection.


During the period of your dog’s stay, we will exercise every possible care and attention to their welfare and safety but cannot accept responsibility for problems outside of our control.


In a case of emergency, we will immediately attempt to inform yourself or your designated emergency contact via telephone, text or email. No dog will be admitted without a local emergency contact name, address and telephone number. Owner's must make the emergency contact aware of their responsibility to remove the dog from kennels in an emergency situation. Our designated veterinary surgery will be contacted and engaged if required as stated above.


Aggressive Behaviour

We cannot accept dogs that display aggressive behaviour towards people as this could endanger staff. If your dog is aggressive to other dogs it may be advisable to look at an alternative to kennels as it may prove stressful for your dog to be in close proximity to other dogs. We must be made aware if your dog has ever shown any signs of aggression to another dog. In cases of aggression we reserve the right to contact you and arrange collection of your dog.



We recommend your dog is kept on its usual diet but can provide wet or dry food if you prefer. If we do not stock the particular food you require, it is your responsibility to supply enough food for the duration of your dog’s stay.


Bedding & Toys

We will supply beds, soft bedding and blankets but if you would prefer to bring your own from home you are more than welcome. If you plan to bring a crate, please do let us know in advance to ensure there is space in the kennel. Please don’t bring anything precious to you as we cannot be held responsible for loss or damage to toys and / or bedding.



All customers will be required to pay a non-refundable deposit of £20.00 (GBP) per dog per week. A deposit must be paid at the time of booking by either cash, cheque or bank transfer. Bank transfers must include your dog’s name and month of stay as the payment reference. We are unable to take provisional bookings. Boarding Fees The owner will be charged a daily rate for the duration of their dogs stay. Dogs collected before 11:00 will not be charged for their final day but after 11:00 will be counted as another day and charged accordingly. There is some discretion (until midday) as we know owners can have unforeseen delays.


Fees must be paid in full on or before the time of collection. If the stay is cut short, the full price may remain payable, but we may offer a refund for unused days if we are able to re-allocate the accommodation.  


No Show

A No-Show is the term used for a booking where you have failed to drop off your dog for boarding on the first day of your booking without notifying us by email or letter of your intention to cancel. In this instance the owner agrees that the booking has been cancelled without sufficient notice and therefore agrees to be liable in full for all boarding fees and agree to pay on receipt of our invoice.


Late Cancellation

Charge We reserve the right to charge for the whole period originally booked in the event of late cancellation, non-attendance. Deposits are non-refundable, however we will not request any additional fee should you give us a minimum of one month’s notice. Should you cancel after this date we would ask for the booked holiday stay to be paid for in full (we will discount the holiday stay should we be able to fill the kennel space with another guest).



We accept Cash, Cheque and Bank Transfer but request that you include your dog’s name and arrival date as the payment reference on the bank transfer.


Opening Hours

Our opening hours are Monday-Friday 10am-12noon and 4-6pm. We are only open 10am-12noon weekends. We ask all dogs are dropped off and collected during our opening hours. Out of hours collection is at the kennel owners discretion.


Please note for 'first stay' guests it is advisable to drop them off during our morning opening hours as it allows us to ensure they are fully settled during the day. Visits are encouraged and we would ask these are booked in advance​ for 12:30pm any day of the week.


Client Agreement Terms

By signing our Admissions Form you are agreeing to the above terms and conditions. We greatly thank you for your support and wish to reiterate we will always put your dog's welfare first during their stay. By setting terms and conditions we are protecting our residents, staff and ongoing operating costs of the business.
